TIOO doesn't need a login to Booking.com or Airbnb. Each site gives you a calendar link for every room; TIOO reads it every few minutes, then completes the booking from the confirmation email and from the guest's own check-in.

The calendar creates the booking
Guest name, room and dates arrive from the booking site's calendar. Connect each room to each site once; TIOO keeps reading.

The confirmation email fills in the details
Forward the site's confirmation emails to your TIOO address and the booking reference, the guest's email and phone number land on the right booking, even for a booking of several rooms.

Arrival time, car registration, special requests and an ID photo if you ask for one — from the guest's own phone, before they arrive.
Already have bookings? An export file from Booking.com (XLS or CSV) fills in references, emails and phone numbers for past bookings too, on every plan.

The reservations page is the one your reception opens in the morning. Each row changes colour as the day goes on, so you can see the state of the house without reading a word.

Arriving, checked in online, arrived, in the property, to depart, departed. A guest who is late against their arrival time gets an overdue mark.

With a smart lock, the row turns green the moment the guest opens the door. Without one, mark the arrival by hand — and undo it if you got the wrong guest.
- Several rooms, one booking
A family that books three rooms is one booking with one check-in. Cancel one room or the whole booking; the guest app shows every door.
- Mistakes can be undone
Marked the wrong guest as arrived, or checked someone in by mistake? Undo it. Every change is written to the activity log with who did it.
- Stays close themselves
At checkout time the stay ends on its own, the door code is removed and the room goes on the cleaning list. A no-show is always your call, never automatic.
Dates taken on one site are blocked everywhere else.
Each room gets its own calendar link to give to Booking.com, Airbnb and Expedia, so a direct booking blocks those nights there, and their bookings block the nights on your website. If a booking still lands on top of another, TIOO tells you the same day.
- Your website only offers rooms that are free on those nights.
- Block dates yourself for maintenance, a deep clean or your own stay; the block goes out to the booking sites too.
- A booking that arrives on top of a block or another booking raises an alert in your daily digest.
- Set a minimum stay, closed-to-arrival days or stop-sell per room and date.
