Airbnb and Booking.com bookings come in through each listing's calendar link. Bookings from Instagram, WhatsApp or a phone call you add yourself in a few taps. When a night is taken anywhere, TIOO closes it everywhere else, which matters most when December fills up.

02Getting paid

Send an invoice. Your guest pays it with Paystack.

Make an invoice from the booking in naira or cedis and email it. The guest taps Pay and finishes on Paystack, with the ways to pay that Paystack offers in your country and has switched on for your account. The money lands in your own Paystack account, never with TIOO, and the invoice turns to Paid.

03Late arrivals

Guests let themselves in, even when the flight lands at midnight.

Before they arrive, guests check in online on their phone: name, phone, arrival time, and an ID photo if you ask for one. On the day their phone becomes the key, with the door code and a tap-to-unlock button for the apartment and the building gate if both have a smart lock.

Is TIOO a shortlet booking site?
No. TIOO is shortlet management software for hosts. Guests still find you on Airbnb, Booking.com, Instagram or by word of mouth; TIOO is where you run the apartments: one calendar, online check-in, door codes, cleaning, invoices and a booking website of your own.
Can my guests pay with Paystack?
Yes, through an invoice. Connect your own Paystack account in TIOO, send the guest an invoice in naira or cedis, and they pay through Paystack with the methods Paystack offers in your country and has switched on for your account. The money goes to your Paystack account, not to TIOO, and the invoice is marked paid. Invoices are on the Starter plan and up. The booking form on your TIOO website does not take payment itself.
Can TIOO send WhatsApp messages to my guests?
Yes, as an add-on on any paid plan: you connect your own WhatsApp Business account and the conversations sit in the same inbox as email. Without the add-on, guest emails come with every plan and text messages with Starter and up.
What happens to smart lock door codes when the power goes off?
TTLock smart locks run on their own batteries, and a door code that is already on the lock keeps working with no power or internet. Sending a new code to the lock, and the guest's tap-to-unlock button, need the lock's Wi-Fi gateway to be on and online, so keep the gateway on a backup supply if you can. TIOO checks lock batteries every day and warns you when one runs low. Smart locks are on the Starter plan and up.
Is TIOO a channel manager?
Not today. TIOO keeps Airbnb, Booking.com and your own website in step through calendar (iCal) links, so a night booked on one is closed on the others. Prices and listing details are still changed on each site.
Do I still need to register my shortlet with the government?
TIOO doesn't register your business or your guests with any authority, and it doesn't file tax for you. Rules for short-stay apartments are set in Nigeria by your state government (Lagos has its own rules for hospitality businesses) and in Ghana by the Ghana Tourism Authority and your local assembly, and they change. Ask them, or a local adviser, what applies to you. This isn't legal advice.
Can I charge in naira or cedis?
Yes. Set your business currency to Nigerian naira or Ghanaian cedi and your booking website, dashboard and invoices show prices in it. TIOO's own plan price is charged in the currency shown on the pricing page.
Is there a free plan?
Yes. TIOO is free for your first 2 rooms or apartments, with no time limit and no card: calendar sync, the guest check-in app, 50 guest messages a month and your own booking website. Smart locks, invoices with Paystack, cleaning and text messages start on the Starter plan.
